A fixture is an item of personal property which, through its attachment to, or association with, Real Estate, loses its identity as personal property and becomes real property. An example might be a ceiling fan, fence, or chandelier or pool pump.
When you are buying or selling a home,
anything that is physically attached to the property is considered a fixture and unless prior arrangements are made in writing, it must stay with the property when it is sold. For example, a chandelier should not be removed by the seller prior to Moving out while a refrigerator would not be considered a fixture and could be removed because it is not physically attached to the property.
